Stay far away from Action Properties . This company is one of the most dishonest and unethical property managers I’ve ever dealt with. After moving out of a clean and well-kept home, they tried to charge me over $11K+ for normal wear and tear — full paint, full carpet replacement, blinds, and even light bulbs. I provided proof, photos, and receipts for professional cleaning, but they ignored everything and blindly sided with the homeowner. They don’t follow their own lease terms and California law — they just make up charges to help the owner renovate at the tenant’s expense. Completely unprofessional, untrustworthy, and unethical. They only care about the property owner, not fairness or honesty. Do not rent from this company unless you want to lose your deposit and be hit with made-up repair bills.
